By proceeding with the booking process, you agree to the following terms and conditions:
1 Reservation and Payment
To hold a reservation, an approved 30% payment of the total apartment cost is required. The booking is confirmed only when Rent Top Apartments has received this amount and has emailed a booking confirmation to the client. Rent Top Apartments keeps the right to cancel the bookings within 48h from the booking. The remaining balance, including 70% of the apartment cost, final cleaning fee, city tax and security deposit must be paid upon arrival to the apartment. For more details please contact our office.
As a guarantee that the apartment and all its contents will be returned in the same condition as found at the check in, we ask for a security damage deposit as well as a valid credit card number. If the deposit is paid by debit/credit card, the deposit is EUR 300 and is fully refundable to the same debit/credit card upon a satisfactory inspection of the apartment. If the deposit is paid cash, the deposit is EUR 500, and it is refundable via bank transfer (a management fee EUR 50 applies) within 30 days. It also can be collected in our office upon a satisfactory inspection of the apartment. IMPORTANT NOTICE: Only families and groups of people 30 years old or over are accepted.
2 Cancellation and Changes
Please note that the 30% reservation deposit is non-transferable.
Cancellation requests are subjected to the following penalties:
For cancellation notification of 30 days or more before the beginning of the rental period, 100% of the total apartment cost will be refunded to the client. For reservations longer than 31 nights and special events suchs as International congresses, Festivals, etc. the notificacion of cancellation should be at least 60 days or more before the beginning of the reservation.
For cancellation notification of 29 days and less before the beginning of the rental period, 0% of the total apartment cost will be refunded to the client. For reservations longer than 31 nights and special events suchs as International congresses, Festivals, etc. 60 days or less before the beginning of the reservation.
For cancellation notification during the stay (as of the time the client checked in), 0% of the total apartment cost will be refunded to the client.
Changes of the dates and apartment are considered as a new stay and the existing booking is therefore subject to the cancellation policy.
Modifications in the number of guests are subject to 0% refund.
In the event of unforeseen problems with the property that the client has booked, Rent Top Apartments reserve the right to transfer the booking to the property of the similar characteristics. If the client does not agree to the suggested alternative, Rent Top Apartments will refund 100% of the total amount paid and cancel the reservation completely. In case that the relocation takes place during the client's stay, the reservation amount will be refunded except for the portion that corresponds to the number of nights stayed. Rent Top Apartments will not be liable for further claims by the client.
It is recommended to travel with holiday cancellation insurance. Any cancellation, including force majeure, will be subject to our cancellation policy stated herein.
All cancellations or changes must be made via email or fax.
Reciprocity Clause
In case Rent Top Apartments cancels the reservation the client has right to apply Cancellation Policy on his benefit
3 Check-in/Check-Out
Check-in to the apartments starts from 15hrs.
Check-out from the apartments is until 11hrs.
We will attempt to accommodate all necessary arrival times. In order to do so, we ask that you contact us as soon as possible with your flight or train information. We ask that you call our office from the airport, after collecting your luggage and before making your way to the apartment. This way we know whether you have arrived on time or not, as often times planes, trains, and automobiles are delayed or rescheduled.
We will always attempt to accommodate early arrivals and late departures, but this is subject on previous/following bookings. Please note that there is a 30 eur surcharge for check ins earlier than 15:00.
Check-ins between 21:00PM and 23:45AM incur in a 30€ surcharge, between 23:45AM and 1:30AM incur a 60€ surcharge. From 01:30 - only upon prior confirmation and for an extra charge.
A late check out (after 11hrs) can be arranged upon agreement if the apartment is available, surcharges apply.
4 Conduct
Clients are committed to act with the utmost courtesy and respect towards neighbors and other apartment building residents. Loud noise and general acts of disrespect will not be tolerated. Parties of any nature are strictly prohibited (a penalty of 3.000 will apply). If a member of the staff of Roomonitor needs to go to your apartment at late night. there will be a penalty of 120e in your security deposit. The non-fulfillment of any of these norms can cause the immediate expulsion of the clients from the flat without reimbursement and without the right to claim any type of compensation.
The client is expected to leave the apartment in reasonable conditions of cleaning, in the same way the apartment was found on the arrival day. If any of these conditions are not satisfied, Rent Top Apartments reserves the right to charge an additional cleaning fee.
5 Liabilities
Rent Top Apartments shall not be liable for any type of damages that may occur as a result of the client’s stay and usage of the apartment. The client shall be liable for damages caused by him or any of his guests to the apartment or communal area (including but not limited to swimming pool, lobby, and apartment) and the cost to repair/replace any damages exceeding the damage deposit amount are payable by the client. Rent Top Apartments reserves the right to charge the credit card provided for any excess damages.
Rent Top Apartments shall not be liable for any indirect damages such as losses of personal possessions in cases of robbery, criminal behavior, fire, etc.
Rent Top Apartments holds no liability for the accuracy or currency of the information contained within the renttopapartments.com website.
